Rental Property Calculator: IRR ("the App," "we," "us," or "our") is developed and operated by Kiza Wireless. We are committed to protecting your privacy. This Privacy Policy explains what information we collect, how we use it, and your rights regarding that information.
By using the App, you agree to the collection and use of information in accordance with this policy.
Information We Collect
Information you enter directly
- Property addresses and financial details (purchase price, rental income, expenses, mortgage terms, etc.)
- Investor profile data (name, email address, phone number, tax rate)
- Notes and custom annotations you attach to properties
Information retrieved from third-party APIs
- RentCast Property details including assessed value, tax history, sale history, HOA fees, and geo-coordinates, fetched only when you explicitly request a property lookup.
- OpenAI When you use AI features (offer letters, lender letters, property analysis, presentations, or spreadsheets), the property facts you have entered and any question you provide are sent to OpenAI's API to generate a response.
Automatically collected information
The App does not collect analytics, crash logs, advertising identifiers, or device telemetry. No tracking libraries are included.
How We Use Your Information
- To calculate and display investment metrics (IRR, Cap Rate, Cash-on-Cash Return, NOI, etc.)
- To save and restore your property data across sessions
- To fetch property details from RentCast when you initiate a lookup
- To generate AI-assisted documents and analyses via OpenAI when you request them
- To export data to CSV, spreadsheet, or presentation formats at your direction
We do not use your information for advertising, profiling, or any purpose beyond operating the App's features.
Data Storage
All property and investor data you enter is stored locally on your device in JSON format. Data is not automatically uploaded to any server operated by us.
When you use the RentCast lookup or OpenAI features, the relevant data leaves your device and is transmitted to those third-party services. Please review their privacy policies for details on how they handle your data:
Data Sharing
We do not sell, trade, or rent your personal information to third parties.
Your data is only shared with third-party services (RentCast, OpenAI) as described above, and only when you actively invoke those features. We have no control over how those services store or process the data they receive.
We may disclose information if required by law, court order, or to protect the rights and safety of users or the public.
Data Retention and Deletion
Because all data is stored locally on your device, you control retention completely. You can delete individual properties within the App at any time. Deleting the App from your device removes all locally stored data.
We do not retain copies of your property data on our servers. For data sent to RentCast or OpenAI, please refer to their respective retention and deletion policies.
Children's Privacy
The App is not directed to children under the age of 13, and we do not knowingly collect personal information from children. If you believe a child has provided personal information through the App, please contact us so we can take appropriate action.
Security
We take reasonable measures to protect the information stored within the App. Data stored locally benefits from your device's built-in security (passcode, Face ID / Touch ID, and iOS encryption).
Transmissions to RentCast and OpenAI are made over encrypted HTTPS connections. However, no method of transmission over the internet or electronic storage is 100% secure, and we cannot guarantee absolute security.
Your Rights
Depending on your jurisdiction, you may have the right to:
- Access the personal information held about you
- Correct inaccurate data
- Request deletion of your data
- Object to or restrict certain processing
- Data portability (the App's CSV and JSON export features support this directly)

We may update this Privacy Policy from time to time. When we do, we will revise the effective date at the top of this page. We encourage you to review this policy periodically. Continued use of the App after changes are posted constitutes your acceptance of the updated policy.
